With Boland’s Mill, the client envisaged a vibrant and dynamic new city quarter with a unique character. The old heritage buildings on the site are steeped in history, so the goal was to undertake this urban regeneration project, combining some of the existing structures with contemporary architecture and new public spaces. Linesight has worked on some of the largest urban renewal and regeneration projects in Ireland, as well as abroad, and was appointed to the project team for this ambitious scheme.
Linesight is providing Cost and Project Management services on the project, which is comprised of two commercial office towers with LEED Gold and BER A3 ratings, and a third residential tower. This is all over a three-story, secant-piled basement. The project also retains a number of Listed Buildings and buildings of historic significance, totaling 6,692sq.m. over five buildings, with office, residential, retail and café uses proposed. A substantial waterfront civic plaza and bridge will connect the development to its surrounding environment.
The team oversaw the development of the procurement strategy, the tendering process and final contracting of the development. Ultimately, Linesight’s role is to ensure the development remains on a successful path.
Linesight’s role has included significant interface with neighbors and local authorities – it was a fundamental requirement to integrate the development into the local community and minimize disruption. The works will bring life back to the historically-significant buildings in the area, and give it a new lease of life as a vibrant city quarter with a new civic waterfront square adjacent to the dock.
