Our global client sought to create an exceptional corporate space in Miami for its head office and nearby offices through the commissioning of this consolidation project. The project consists of approximately 120,000 sq.ft. of corporate interiors, and from the outset, the client recognized the potential complexities and the resulting need to partner with a team of dedicated professionals with the required expertise to ensure successful delivery of the project. Linesight is widely recognized for its extensive experience and proven track record on large scale and high quality commercial projects, and was appointed by the client to oversee the full cost management of the project.

Process implementation to great success 

We are providing a full range of services, including cost management, contract advice, estimating, procurement support, project controls and risk management. We established the change order management protocol for the project and implemented our process on the project to great success. We managed the client’s contingency, cash flows and internal financial governance. 

Accommodating fixed restrictions 

  • The move-in date is fixed for the client, and we have structured the program schedule around this, while still accounting for possible variations to scope or potential unforeseen challenges that may lie ahead
  • In order to work around occupied floors in surrounding areas, we have organized portions of the project scope to be undertaken outside of normal working hours 

Overcoming market challenges 

  • Miami presents an extremely hot market leading to unreliable pricing from local subcontractors – our team has been on-hand to assist the client in mitigating these price risks through our extensive database of suitably qualified vendors.
  • Even though Miami is a ‘’right to work state’’, due to our client’s high profile, there was union picketing of the building which we have had to carefully consider and account for during the procurement process
