The prestigious W Hotel, which is also a joint venture between Qatar’s Al Mana Global and Saudi Arabia’s Al Sharq Group (similar to W Residences) includes a clubhouse, a number of swimming pools, beautifully landscaped gardens, concierge services, a state-of-the-art security system, and associated back of house areas.
The Linesight team has brought an exceptional level of professionalism to the project, anticipating and solving challenges before they arise. From pre-construction cost estimates through concept design and on to tender Linesight has provided comprehensive advice and in-depth knowledge which greatly helped the wider project team.
W Hotel also houses the W Signature Bed and W Mix Bar as well as two signature F&B venues, the Italian Torno Subito and Japanese Akira Back restaurants. It also features a Wet Deck (Pool), and an adult-only playground with live entertainment.
Each of the 350 guest rooms have a terrace with partial or full sea views, and include finishes that ‘sparkles’ like a disco ball, mainly because of the interior walls and ceilings that have been specified.
Delivering a higher state of luxury in a city where prestige is the norm necessitates world class management of resources and logistics. As styles and trends change over time, ensuring these frequent amendments are met within budget and parameters is of critical importance.
Our team overcame challenges through effective and robust change management system implemented by key stakeholders and managed by Linesight. A high level of client interaction is required to ensure time, cost, and quality was prioritized in line with the client expectations. This process involved a detailed understanding and constant review of the client’s requirements and expectations, which was achieved through the secondment of six Linesight Cost Managers to the client site office while providing additional support from our head office.
Additionally, a robust change management protocol was implemented to manage expectations and forecast eventualities. We also introduced a comprehensive set of contract documentation and project procedures that allowed us to clearly allocate risks and responsibilities. In order to maximize the return on investment, we implemented value engineering at all stages of design and this was ongoing throughout the construction phase. This incentive was introduced to encourage the contractor to participate effectively post contract.
Finally, various alternative procurement strategies were also implemented to achieve the client’s objectives, including client direct procurement as well as nominated subcontracts. We maintained a rigorous assessment of contractor’s claims to maximise value and maintain budgets, and also pursued strategic negotiation of provisional sum values with the contractor to ensure maximum value for the client.
Linesight is the only consultant who worked on this project from the official commissioning as service partners in 2011, through to its completion in 2019. This longevity is a testament to our effective approach.
