This joint venture between Qatar’s Al Mana Global and Saudi Arabia’s Al Sharq Group features 104 homes spread over eight mansions. Each home has a dedicated lobby and private lift, measures anywhere from 445 sq.m. to 1,400 sq.m., and are priced in the range of €3.3m to €12m. This development is nothing short of extraordinary – from views, design, materials, and finishes, to location, amenities, space, and services.

The architectural concept is inspired by nature, taking up the lines of wind-eroded mountains and vernacular shelters called Wadis. The exceptional design, reminiscent of a cruise ship with staggered floors and beautiful sweeping contours, is visible from the exterior through the atypical and non-repetitive floor plans. In addition, the ever- changing light across the Gulf and views of the towering skyline of Dubai complement the beauty of interior space.
No two living spaces are the same as each has its own distinct floorplan. W Residences offers a selection of two, three, four and five-bedroom luxury homes, with stunning floor-to-ceiling panoramic ocean and skyline views, large balconies and gardens, and some even with their own pool. Of the 104 homes, 43 homes feature views of the Gulf, 47 have views of the Dubai skyline, and 14 homes have both. The pinnacle is reserved for two ultra-luxurious single penthouses and three duplex penthouses.
The project was tailored to cater to a diverse range of cultures, having just shell-and-core for the top two floors, allowing owners to take advantage of world-class interior design partner who would be able to customise the apartments to their individual sense of style.
From the official commissioning as service partners at the concept stage in 2011, Linesight provided the entire spectrum of pre- and post- contract services including initial cost advice and feasibility studies, for both W Hotel and W Residences.
Linesight effectively managed the change management and cost control process, providing the client with accurate representation of the potential final account, which was used to establish their Final Account position. We supported the client’s transition from pre-construction cost estimates to concept design all the way to the tender process, and provided the following services:
Linesight also consistently engaged with the client to ensure alignment across all expectations. We were able to gain a deep understanding of the requirements through the secondment of Linesight Cost Managers on sight. In addition to regular meetings and catch ups on the project’s progress, we also put emphasis on team dynamics and initiated team reviews to promote transparency and effective working relationships.
