The Four Seasons Hotel Group embodies unadulterated luxury, and prides itself on its consistently high standard of service and accommodation. The prestigious Four Seasons Hotel in Mayfair’s Park Lane is an iconic London hotel with a reputation for modern sophistication and elegance. In late 2008, our client commenced works on site to undertake a significant update to the entire hotel. Our client’s objective was to increase the asset value of the building on Park Lane, and ultimately to achieve a level of luxury and excellence that is congruent with, and encapsulated by, the Four Seasons' brand. This was an extensive project which necessitated the building being stripped back entirely to its structure in order to remodel and re-plan virtually all elements of the hotel layout.
Linesight was not part of the original team but our client requested us to undertake an overview of the project in February 2009 due to our considerable experience in renovation and refurbishment experience in international 5 star hotels. Linesight was appointed to work as part of our client’s development management team and undertook the roles of design & construction manager and procurement manager.
Following a successful procurement exercise to bring the project back on target, Linesight was brought on board to provide full project and cost Management services. In addition, we also provided a contract administration role replacing the incumbent consultants. In order to ensure the optimum client outcome, major renovation and refurbishment works were required in addition to the total removal of all internal and external elements, which would encompass the entire public and operational space within the building over nine floors and sub-basements. The project included 186 guest accommodations, comprised of 154 guest rooms and 32 suites, over a total floor area of 22,000 sq.m.
We were on hand from our initial role as part of the development management team to handover, to ensure efficient programme delivery as project and cost managers, as well as acting as procurement facilitator, design and construction facilitator, contract administrator, and CDM –C.
